The short version
Mo Lao is a dense Ha Dong growth pocket of towers, universities and local streets beside the Line 2A corridor. It suits students, younger households and west side workers who want abundant housing and services. Its weak point is the street environment: busy approaches and apartment density leave little sense of retreat.
The best choice is a building with shops and daily services nearby but not a bedroom facing the main road. The metro is a meaningful advantage for trips towards the inner city, though the walk to the station still determines whether you use it. Inspect the route, not merely the distance.
Mo Lao works when its density is useful to you. I would live here for a short commute and a newer flat, not for calm.
