West of the river, on purpose
Xuan Ha is for a resident who wants west bank housing and local commerce, and does not need the beach facing east bank to be the organising fact of daily life. The area is mixed rather than uniform. Road frontages carry shops and traffic, while residential lanes provide the more settled version of the neighbourhood.
Its choice is partly psychological. Da Nang’s visitor image pulls attention towards the beach and the river bridges, but Xuan Ha belongs to the city’s ordinary western fabric. That can mean better access to local errands and a less visitor led atmosphere. It can also mean less English language infrastructure and more dependence on a motorbike for trips across the river.
There is no area specific rent sample in the map record. Ask about parking, road noise, drainage and the last stretch of every regular journey. A property “near the coast” may still be inconvenient if the route crosses a major junction at peak time. I would shortlist Xuan Ha for a resident who values local surroundings over a ready made expatriate scene, and reject it only if most of my life happens on the east bank.
