Nam Viet A is a developing south bank area of villas, apartments and local streets around the river and major connectors. It is for somebody willing to live in a place that is still acquiring its daily rhythm. The housing may look more modern than the older central lanes, but the surrounding services and empty plots need checking rather than assuming.
The river and connectors make the area legible, though they also make a motorbike the sensible default. Test the route to work and the nearest ordinary grocery shop. The map has no rent or expat research, and the variety of homes means a single figure would say little.
I would consider Nam Viet A if my work was in the south and I wanted newer housing. I would be cautious about promises based on future development. Visit after dark, ask who manages the building and inspect the neighbouring plots. This is a practical option for a resident who accepts some unfinished edges.
