It is not a typical newcomer residential choice, and the map’s inclusion is useful precisely because the functional city does not stop where lifestyle listings stop. The area may be sensible for a job nearby, but weak for somebody seeking cafés, beaches or an international social base.
Road access matters more than walkability. Heavy vehicles, shift patterns and gaps between employment land and housing shape the day. The map has no rent research. If you are considering a room here, visit at the start and end of a working day, ask about transport and check what services are open within walking distance.
I would choose Hoa Khanh industrial edge only for a specific work reason or a deliberate low frills base. For most newcomers, Hoa Minh or a more central area is a better starting point. This is a useful edge, not a softened version of the city centre.
