Its housing, campuses and local shops serve people who live and work in southern Bandung, while the main road carries movement between the centre, Bojongsoang and the outer city. It is a sensible shortlist for someone who wants everyday life and more space, but a poor choice for anyone who expects northern Bandung’s visitor scene outside the gate.
The label covers different experiences. Near Jalan Buah Batu, commercial frontage and traffic dominate. Further into Margacinta and the residential streets, the setting is more domestic, with the usual trade off of fewer things within an easy walk.
The campus effect
Telkom University sits on the southern road network associated with Buah Batu and Bojongsoang. A university event notice specifically warned of traffic disruption around Jalan Raya Bojongsoang and Terusan Buahbatu. That is a useful warning for prospective tenants: the campus is an amenity and a source of local activity, but event days and peak periods can change the road completely.
Buah Batu is better understood as a place for routines than sightseeing. Groceries, schools, small restaurants and services are scattered through the built up fabric. You can make a comfortable life here, especially if work and school are also south of the centre, but you should not assume that a central Bandung appointment will remain a simple drive because the straight line looks short.
Getting around
The area’s transport is road based, with angkot, buses, taxis and ride hailing doing the practical work. The main corridor is useful for reaching the centre and the toll interchange farther south, though the value of that access depends heavily on time of day. The campus traffic notice is not a one off curiosity. It captures how quickly a normal route can become a queue when a large local destination is active.
Walking is possible within a housing cluster or around a particular shop strip. It is not a dependable way to connect the whole area. Before renting, trace the route from the gate to the nearest daily shop and see whether the pavement survives the full distance. A motorbike is likely to be more useful than a taxi for small trips, while a family car makes sense only if you accept traffic as part of the bargain.
Who will like it
Buah Batu suits families, students and locally employed professionals who want a settled southern base. It is less compelling for a newcomer whose social life is concentrated around Braga, Dago or the west central malls. Those journeys are possible, but repeating them can make the area’s lower rent or larger home feel less of a saving.
Would I live here?
Yes, if my daily life was south facing and I chose a street with shops close by. I would avoid deciding from the district name alone. The crucial questions are whether the home sits on the busy frontage, which direction the morning journey runs, and whether the nearest route is blocked by campus or toll traffic. Buah Batu is not glamorous, but it is often honest about what it is for.
