The municipal profile records a compact district with a large resident population, and its school data shows the practical depth of local provision across nursery, primary and secondary levels. For a family that wants an established urban setting rather than a new estate, that is a meaningful advantage. It does not remove the need to test the individual school run. In Tegalsari, the route outside the gate and the time of day are likely to determine the experience more than the straight-line distance.

There are two bad ways to choose here. One is to assume that proximity to the business core automatically means an easy, walkable life. The other is to retreat so far into the lanes that every ordinary errand needs a vehicle. The better approach is to stand at the prospective address and trace the actual trip to the places you will use: food shopping, work, school, a clinic and a ride-hailing pickup point.

I would put Tegalsari on a shortlist for a household that wants to live in the body of the city, with choice and ordinary services close by, and can accept density as part of the bargain. It is especially sensible where work or school already lies on this central side of Surabaya. The area gives less to the reader who expects a guarded, low-friction suburb or a tranquil pavement outside the door.
There is no published rent research in the site record. That makes building-level questions even more important: who maintains the common areas, where a car is kept, how deliveries work and whether the rooms face a road, school or internal lane. Tegalsari is not a district to select from photographs. It is one to inspect in the morning and again after dark, with the ordinary weekday in mind.
