The short version
Tengah is a new town in progress, not a finished neighbourhood. It offers newer housing and a planning story centred on greenery, but construction, incomplete amenities and the absence of an operational MRT station remain part of the present tense. Choose it only if you are comfortable living ahead of the town’s maturity.
The estate is being developed on former military land and sits beside Choa Chu Kang, Jurong West and Bukit Batok. Its planned parks and car lite ambitions are attractive on paper. They are less useful when a route is still fenced, a shop has not opened, or the nearest established centre requires a bus.
Tengah suits patient families and renters who value new housing over an established street life. It is a poor fit for anyone needing immediate convenience or a predictable central commute. I would live here only with a clear plan for transport and a tolerance for construction.
