Russey Keo

North and Northwest Phnom Penh

A broad northern district along the river and National Road 6, combining dense neighbourhoods with workshops, depots and newer housing.

TransportCity Bus serves selected northern corridors; PassApp and Grab tuk-tuks fill the gaps, and the farther residential streets are more comfortable with a motorbike or car.

A northern district with two economies

Russey Keo stretches towards the Tonle Sap and combines dense local neighbourhoods with factories, warehouses, workshops and newer housing. National Road 5 is the main northbound corridor, while the river and newer bridge connections pull the district into the city’s expanding northern development story.

It is not one housing market. The road side can be heavy with goods movement and commercial activity, while borey communities and apartment pockets offer a more domestic residential setting. A map search that treats the khan as one place hides the choice between these environments.

Work out your side of the river

The district’s bridges and northbound roads matter more than a central Phnom Penh comparison. City Bus and app booked tuk tuks are useful, but traffic builds on the main corridors and the last section to a home may be difficult on foot. If you work in the centre, test the morning journey. If you work in logistics or manufacturing, the location may be far more sensible.

Property commentary describes Russey Keo as an industrial and logistics corridor with developing borey housing, with National Road 5 carrying goods and people north. A newer bridge and flyover have been presented as infrastructure intended to improve links between Russey Keo and Chroy Changvar. Those projects make the area more connected, not magically settled.

Housing for a local market

There is no current rent research for Russey Keo in the map record. The local housing offer includes apartments, villas and borey communities, with newer projects appearing alongside industrial land. Inspect drainage, heavy vehicle noise, access to shops and the exact route to work. A gated development may be self contained, but it can also leave you dependent on a vehicle for every trip.

What people get wrong

Russey Keo is not simply “the cheap north”. It is a district with employment, domestic housing and major infrastructure in the same frame. The riverfront does not erase the warehouses, and a borey does not erase the road. Read the address as a work and family decision first, and a lifestyle decision second.

Would I live here?

Yes, for the right northern routine and the right building. I would be cautious about choosing it for a daily central commute, and I would avoid judging an address by a development brochure. Russey Keo makes sense when its distance is useful rather than merely affordable.
