A boundary address, not a central recommendation
Prey Sa is a southern edge settlement around the prison and the National Road 3 direction. It belongs on the map because the city’s built edge reaches it, not because it competes with BKK, the old centre or the established south central districts.
The setting is peripheral and road dependent. Local housing and compounds sit among open or institutional land, and the route into Phnom Penh is the central practical question. If your work is in the area, the address may be sensible. If your work is central, the apparent space is unlikely to repay the journey.
What to check
PassApp and Grab may cover individual trips, but regular movement is easier with a motorbike or car. City Bus is useful only where the route and stop actually serve the home. Visit at the time of day you will travel, check drainage and ask how deliveries reach the property.
There is no current rent research for Prey Sa. Inspect utilities, internet, parking and the nearest daily shopping option. Do not assume that a road visible on a map is a comfortable pedestrian connection.
The Prey Sar prison is a major landmark and the source of much of the area’s identity. It should not be confused with a residential amenity. The useful decision is whether the wider southern location fits your routine.
Would I live here?
Only for a local job, family reason or a very specific housing need. Prey Sa is best read as an edge condition. It may work for someone who already knows the southern outskirts. For a newcomer choosing a first Phnom Penh base, I would start closer to the city.
