A neighbourhood built around a missing lake
Boeung Kak is one of Phnom Penh’s clearest examples of why a neighbourhood name can outlive its landscape. The former lake was once a central freshwater lake surrounded by homes, businesses, restaurants and hotels. It was filled for a large development project, and the area now combines local streets, construction, new commercial space and the memory of a very different waterfront.
That history is not decorative background. The lake project led to a long dispute with residents and large scale displacement. Anyone considering a home here should understand that the redevelopment story is part of the area’s identity, not a footnote in a travel article.
Two Boeung Kaks, at least
Boeung Kak I and Boeung Kak II are common local references. The streets around the former lake and the larger roads towards Tuol Kork and the old centre do not offer one consistent experience. Some pockets are student and office oriented, some are ordinary local housing, and some still read as development land waiting for its next use.
City Bus serves selected northern corridors. PassApp and Grab tuk tuks fill the gaps, though the farther residential streets are easier when you have a motorbike or car. A central map position does not guarantee a comfortable walk, especially when an open plot or construction zone interrupts the route.
Housing in a changing landscape
The map has no current area level rent research, so there is no invented US dollar range. Inspect the exact building carefully. Ask what is occupied, what is still being built, how deliveries work, and whether the bedroom faces a road or construction edge. The former lake ground and the surrounding redevelopment make drainage and access questions particularly important.
There are apartments and newer developments, but a new façade does not tell you whether the surrounding streets are settled. Visit after work and after rain. Look beyond the lobby.
What newcomers get wrong
The mistake is to choose Boeung Kak for the lake. The lake is part of its history, not an amenity you can rely on outside your window. The better reason to choose the area is access to northern and central Phnom Penh with a changing, mixed urban setting. That will appeal to some residents and exhaust others.
Would I live here?
I would only after a patient inspection and a flexible first lease. Boeung Kak has a compelling location and a heavy redevelopment history. If you want a settled neighbourhood whose character is already clear, this is not the easy choice. If you are comfortable reading a city in transition, it can be an interesting base.
