The short version
Khlong San has changed quickly, but it has not lost its west bank grain. The riverside around Iconsiam is glossy and visitor facing; the lanes behind it remain a mix of old homes, markets, shrines and small businesses. It suits someone who wants the river and central Bangkok nearby, with more local texture than a new luxury district usually permits.
Two different addresses
Krung Thon Buri and Wongwian Yai are the practical side, with rail, towers and easy links into Thon Buri. Along Charoen Nakhon, the riverfront is more expensive in feel and more congested in practice. The smaller lanes towards Khlong San market are interesting, but check access, drainage and noise rather than judging by the nearest landmark.
Getting around
The BTS Silom Line reaches Krung Thon Buri, and the Gold Line continues to Khlong San. Ferries and river boats are useful for the old city, though they are a transport option rather than a guarantee of a short walk from the flat. A car adds little near the stations and riverfront.
Would I live here?
Yes, for a couple who likes urban change and can separate a pleasant river walk from the practicalities of construction, deliveries and tourist traffic. Khlong San is not one uniform lifestyle. The best homes are those that borrow the river’s access without facing its loudest frontage.
